Hello from beautiful Marco Island. As you know, I have been e mailing a monthly chart highlighting the Marco Island Sales on a monthly basis. With spring underway, and the close of the first quarter I have decided to start a quarterly newsletter which would break down the individual property sales (homes, condos, and lots) on a quarterly basis, and share with you some interesting facts regarding our area.   With sales over $200,000,000 on Marco, I have been fortunate to represent many customers and provide a professional, and successful, experience from properties ranging from $500,000 through $8,000,000. If you would like a detailed market analysis on your home or condo, please feel free to contact me directly.  Finally, if you or anyone you may know are considering selling or buying in our area, I would welcome the opportunity to help.
Florida Top US State for IN-Migration
That Florida was the #1 state with the most number of individuals  moving from other states to Florida.  The total number of 566,500 moved from another state into Florida within the past year. The state with the most "out movers" with 661,026 was California followed by Texas and New York.

The first quarter of 2019 Market Report shows us how resilient and desirable our market is.  The chart features a comparison between 2018 first quarter to 2019 first quarter. At first look it would appear this is a mixed bag of results for the first quarter.  Let’s take a look.
Single Family Homes
Single Family Homes segment enjoyed a very good first quarter. New listings were up 11.48% over last year.  Pending sales were up 10.89% and closed sales we up 6.66% over 201.8.  And average closed prices were up 31.05% over last year. Active inventory was up 6.19%.
The Condominium segment had new listings about even with last year.  Pending sales were 16.06% lower than 2018.  Closed sales for the quarter was 14.63% lower, and the average closed price was 1.75% lower than last year. Active inventory was up 8.74%.
Building Lots
The building lot segment had new listings even with last year. Pending sales were 27.91% lower than 2018.  Closed sales for Lots were 36.36% lower than last year and average closed sale prices were28.52% lower than last year. Active inventory for building lots was 8.74% higher than 2018.

  • Buy a smart thermostat. These help you pre-program temperatures and save on energy when you're not in the home.
  • Block air leaks. If air is getting out around your windows, doors or attic, it means higher A/C usage (and higher energy bills).
  • Clean your A/C system. Clear away debris from the unit, dust off intake vents and replace your filters regularly.
Have quality drapes and blinds in place, too. This will keep sunlight from heating up your home, increasing your need for A/C.
